SHERIFF’S NOTICE OF SALE ON EXECUTION OF REAL PROPERTY
GREETINGS:
WHEREAS, on 26 March 2014, a Writ of Execution was issued by the Honorable Court, Municipal Trial Court in Cities, Branch 3, Baguio City, in the above-entitled case commanding the undersigned to satisfy and collect from the accused the amount of THREE HUNDRED SIXTY THOUSAND PESOS (P360,000.00) Philippine Currency, with interest thereon at the rate of 6% per annum from the service of the demand letter on February 29, 2012 until fully paid, exclusive of other expenses to be incurred in the execution proceedings out of the real property of the accused, ANALYN NAGAC, of legal age, Filipino and a resident of 080-A Molave Drive, Km. 4 Asin Road, Baguio City;
WHEREAS, on 17 July 2014, by virtue of the said Writ of Execution issued, LEVY was made, upon the real property of the accused to satisfy the above-stated amount and said property is more particularly described hereunder as follows:

“ A Residential Building located Along Asin Road, Asin Barangay, San Roqu, Baguio City being owned and declared in the name of SPS. ERWIN A. NAGAC AND ANNALYN A. NAGAC having an assessed value of P53,610.56, covered by DECLARATION OF REAL PROPERTY-BUILDING, ARP NO. 2013-03-001-136380; PROPERTY INDEX NO. 102-03-001-02-L278-N200 of the Office of the City Assessor, Baguio City.”
WHEREAS, pursuant to the Writ of Execution and in accordance with the Rules of Court, the undersigned hereby announces that the above-quoted real property be SOLD at public auction sale for not less than twenty (20) days to satisfy the execution and expenses on October 28, 2014 at 10:00 o’clock in the morning at the lobby of Justice Hall Building 3rd Floor, Baguio City.
WHEREAS, this NOTICE SALE shall be advertised by posting in three (3) public and conspicuous places and by publishing a copy of the notice once a week for two (2) consecutive weeks in a newspaper of general circulation in the City of Baguio for the information of the bidding public. Prospective bidders are hereby enjoined to investigate for themselves the title and encumbrances thereon, if there be any.
