NOTICE OF EXTRA-JUDICIAL SALE
Upon extra-judicial petition for extra-judicial foreclosure of mortgage under Act No. 3135 as amended, filed by the Virgilio M. Yao, of legal age, natural-born Filipino Citizen and now a US Citizen, divorced, and a resident of Unit C-65, Zone Ville Condominium, Baguio City, Philippines, for the satisfaction of the loan obligation of Sherry Ann Angeles Guessford, of legal age, Filipino Citizen and a resident of D1 Calihan, Barangay San Francisco, San Pablo City, Laguna, Philippines, that as per statement of account as of 1 February 2017, the mortgagor is indebted to the mortgagee amounting to SIX HUNDRED FORTYEIGHT THOUSAND FIVE HUNDRED PESOS (P648,500.00) Philippine currency, inclusive of interest, penalties and other charges. The undersigned will sell at public auction on April 5, 2017 at 10:00 o’clock in the morning at the main entrance of the Bulwagan ng Katarungan Building, Justice Hill, La Trinidad, Benguet to the highest bidder, the parcel of land together with the improvements existing thereon, to wit:

A parcel of land (Lot 2, Blk. 8, Psd-131113-006700, being a portion of Lot 1-A,x x x situated in the Barangay Irisan, Municipality of Tuba, Province of Benguet, Island of Luzon xx x containing an area of Forty (40) Square Meters, More or Less. x x x”
Prospective bidders/buyers may investigate the above-describe real property regarding the encumbrance thereof, if any and may submit their bid to the undersigned on or before said date of auction.
In the event the public auction should not take place on the said date, it shall be held on April 26, 2017 without further notice and publication.
